The Great Boomer Migration
Inexpensive metropolitan areas that enjoy plenty of sunny weather are, not surprisingly, the top destinations for baby boomers, even as more members of that generation delay retirement, according to a study by the National Association of REALTORS®. The analysis of population trends, housing affordability and local economic conditions found that Boise, Idaho, and Raleigh, North Carolina, were the top destinations for baby boomers due to their strong job markets and affordable cost of living.
A broadly improving economy and rebounding home prices are giving baby boomers the opportunity to sell and move to support their retirement lifestyles, says NAR chief economist Lawrence Yun. Furthermore, our research identified cities movers are gravitating to while still remaining in the workforce as a business owner.
The top markets positioned to see an influx of baby boomer homebuyers are (listed alphabetically):
- Albuquerque, New Mexico
- Boise, Idaho
- Denver
- Fort Myers, Florida
- Greenville, South Carolina
- Orlando, Florida
- Phoenix
- Raleigh, North Carolina
- Sarasota, Florida
- Tucson, Arizona
Other markets with strong potential for attracting boomer homebuyers include Chattanooga, Tennessee; Dallas; McAllen, Texas; Riverside, California; and Tampa, Florida.
