Q: Do smart home features really sell a home faster/better in your market?
If marketed as a smart home and the listing agent can demonstrate the value, then yes, smart home features can increase marketability and lower time on market, but you wont see an increase in price because these features wont change the appraisal.

Many smart home features are simply not mainstream enough in our homes to provide enough data. When a home is renovated and updated, people are starting to incorporate some of the features, but they are still expensive and the products dont have long track records yet.

In my experience with homes under $500,000, all things being equal, the automation is a bonus and may be a driving factor. However, if there is a premium due to the automation, then it comes down to location, price, floorplan, etc.
